We are bringing forward proposals for the next phase of Irwell Gardens, creating new homes, streets and landscaped spaces alongside the River Irwell.
THE PROPOSAL
A NEW CHAPTER FOR IRWELL GARDENS
The proposals for Irwell Gardens Phase 2 create a new residential neighbourhood on previously developed land alongside the River Irwell.
The scheme brings together houses and apartments within a connected network of streets, landscaped spaces and pedestrian routes, with the river and the site's existing character helping to shape the design.

DESIGNING THE PLACE
SIX IDEAS SHAPE THE PROPOSAL

The River Irwell is an important part of the site's identity. The proposals seek to strengthen the relationship between the new neighbourhood, the riverside landscape and existing routes.

A clear network of streets and pedestrian routes creates a neighbourhood that is easy to move through and connects with its surroundings.

A mix of houses and apartments provides a range of new homes, creating variety within the neighbourhood while maintaining a consistent architectural character.

The architecture responds to the site's industrial history and riverside setting through its scale, materials, rhythm and arrangement.

The proposals introduce new landscape and connections that help bring the riverside into the experience of the neighbourhood.

The proposals provide a combination of houses and apartments arranged around streets, gardens and landscaped spaces.
Houses
New family homes are arranged along the neighbourhood streets, with private gardens and landscaped frontages helping to create a clear relationship between homes and the public realm.
Apartments
Apartment buildings provide a range of new homes within carefully defined blocks. Their scale and position respond to the site's wider context while helping to create a varied neighbourhood.
A SITE WITH A STORY
HISTORY SHAPES THE DESIGN
Irwell Gardens has a distinctive industrial and riverside history.
The site is also connected to the story of Lancaster PB304 of 106 Squadron, which crashed on the embankment during the Second World War.
The proposals seek to acknowledge this history through subtle elements within the architecture and landscape, creating connections between the site's past and its future.
